Community Association Law
Representing community associations is what we do. The firm’s founding members are seasoned attorneys, each with over 10 years of experience assisting communities with a myriad of legal needs.
Gaddis & Lanier, LLC specializes in all aspects of community association issues, including contract review and negotiations, and enforcing the terms of the governing documents against violating owners.
Gaddis & Lanier, LLC, has successfully represented residential and commercial clients in appealing ad valorem property taxes throughout the State of Georgia.
We help property owners by:
Preparing real property tax returns.
Filing written appeals with the County’s Board of Tax Assessors.
Representing clients in administrative hearings in front of Boards of Equalization or arbitrators.
Appealing adverse tax decisions to Superior Court.
We appeal property values for community associations on common area property (which should receive nominal tax treatment), as well as individual property owners in subdivisions and condominium communities. We also represent owners of commercial properties including office buildings, hotels, retail centers, apartments, mixed-use developments and developer and lender owned condominium and master planned developments.
As home values continue to decrease because of the current economy, the value assessed by the county tax assessors’ office may exceed the current fair market value of the property. As a property owner and taxpayer you may be paying a higher tax bill than necessary. If the current fair market value of your home is now less than the current assessed value, you can reduce your property tax bill by requesting a reduction in your property tax assessment. There is a simple process you must follow to request a lower assessed value for your property in 2010 and to preserve your right to appeal your tax bill.
Gaddis & Lanier, LLC’s attorneys represent general contractors, subcontractors, developers, project managers, and owners with regard to all aspects of a project from contract negotiation to final design and construction as well as in dispute resolution when issues arise.
Our services include:
filing and perfecting mechanics and material-men’s liens.
contract drafting and negotiation.

Corporate governance is about promoting corporate fairness, transparency, and accountability. It applies not only to multi-million dollar enterprises, but to small businesses and non-profit corporations as well.
We work in conjunction with your chosen accountant or tax-specialist to assist new businesses in selecting the appropriate corporate entity, drafting the operating agreements and bylaws, and advising boards of directors on the day-to-day business operations.
We offer preventative solutions to common problems. We attend Board and membership meetings to answer questions and concerns as they arise and to offer our advice on how to improve procedures. As small business entrepreneurs ourselves, we know first-hand about the questions and challenges you face. We know the importance of preparing precise and carefully drafted documents and letters at a reasonable price. Our goal is to provide our clients with: “big firm expertise; small firm service.”
